Broker, Capitol Commercial Real Estate What's happened since Y2K when we were told the sky was falling? Well we all got through that event with some people simply being very embarrassed. Then you had the fear mongers telling everyone they had to pay out countless dollars to make sure their computers didn't crash.That was quite a time.

Then our country experienced a horrible setback caused by September 11th and the paralyzing affect it had on our psyche and financial markets. Like the yellow ribbons and American flags displayed across our country, we closed ranks and renewed our faith in our ability to overcome terrible events.

We then moved into the largest financial boom our economy has had since the 1920's thanks in a large part to the low interest, easily accessible equity lines that were available to homeowners. With property values at the time sky rocketing, the banks took the point of view they had nothing to lose by loaning up to 100% of the appraised value.They knew in another two months the property would continue to go up even more. We all know the rest of the story from 2003 to the latter part of 2007 as we hit the top of the rollercoaster.
Here comes the bad news: like everything that goes up, the market would eventually level off and begin its correction path downward. As the market began to stagnate, people realized they were unable to pay for these huge mortgages and the foreclosures started to mount. Fortunately, fast forwarding to 2009 the residential market has bottomed out and is back to more affordable prices. Most of the residential sales in 2008 and 2009 have been largely from the short sale and foreclosure market. The rest of the market has been slow to restart. We are seeing a little glimmer of new construction starts here and there, but it will take up to another year to eighteen months before we see new subdivisions come back. This is a shame because these are trained craftsmen who build our homes and will be stuck in the unemployment lines until things finally pick up.
What this means to buyers is that you can find some very good deals out there in both residential and commercial real estate. For the business opportunity market, it is also heating up by people deciding to take their futures into their own hands by buying a business versus living in the fear of whether their employer is going to lay them off.
The silver lining to all of this is as Americans we are industrious, hard working, and will do whatever it takes to provide for our families. In spite of the stress everyone is feeling today, the people we talk to are still hopeful about their futures and things to come both personally and professionally.
