Brush Scores. Right now, we are seeing an increase in the number of non renewals and declines in property policies, due to brush scores. What does this mean to you? If you are in a designated brush hazard area, your insurance is subject to action, depending on your insurance company. Some insurance companies have always monitored brush hazard zones, so there are no surprises with them and you can expect to receive continued service from them. Some insurance companies are evaluating their financial position and find that brush hazard zones are directly proportionate to their bottom line profitability. Given the economics of today's investment markets and the huge loss of capital reserves due to the previous year's firestorms, insurers are looking at their underwriting philosophy with much more conservatism. If the area looks likely to be embroiled in a firestorm, the insurers are either backing out of the market, non-renewing policies or refusing to write in given areas. El Dorado County is, by nature a forested area. We have many "protected" homes (that is a fire hydrant nearby and/or within 5 road miles of a responding fire department) that still fall within a brush hazard zone.
Softening market. The last couple of years we have been experiencing difficult insurance markets and we are glad to see things loosening up a bit. We are seeing some of the rates coming down on difficult to place risks, new programs with lower rates.
Contractors in California will probably always have a difficult time locating suitable insurance policies. Watch for innovative and non standard policy wording on policies that appear to be a "good deal". Remember the old adage: "If it sounds too good to be true, it probably is."
General contractors: Make sure all of your sub contractors provide you with certificates of insurance, and additional insured endorsements in your favor AND that their limit of liability insurance is equal to or greater than yours. Absent this, your liability insurer may deny claims or rate sub contractors as if they were employees, which could be extremely costly.
Certificates of insurance are a great tool for quick reference to insurance company information and policy limits. They are woefully inadequate, however, in providing policy information, including deductibles, exclusions, warrants and classifications covered. If you really want a clear policy picture, you will need a copy of the policy declarations, including the endorsements list.
