What is a Home Inspection?
A "Home Inspection" is a noninvasive, physical examination,
performed for a fee in connection with a transfer of real property,
of the mechanical, electrical, or plumbing systems or the
structural and essential components of a residential dwelling of
one to four units to identify material defects in those systems,
structures, or components.
Why have a Home Inspection?
A Home Inspection gives you a snapshot of your home. Most
people cannot easily discover defects in homes, building
standards which were not followed, un-permitted areas, and
potential damaging conditions. This is where a Home Inspection

A Home Inspection will find visual material defects in
components, inspected systems, and the structure of a home.

A Home Inspection is especially useful in bank owned/bank
reposed homes. In this instance, no seller is available to give the
potential buyer any kind of disclosure. Without this disclosure, a
buyer may not discover a problem or defect in their home until it
is too late. At this point, it may cost the home owner hundreds or thousands of dollars to repair.

Some sellers may not even be aware of a problem or defect with
their home, especially if there has been no previous evidence. An
example would be a home built in the late 80's with plastic waste
pipes. During this period, several pipes were manufactured with
defects causing leaks and broken pipes. Most waste pipes are
not easily seen, except in attics and sub areas. If the pipe has not
leaked, a seller may not be aware of the existence of the pipes
and may not disclose them.
