In fact, fewer than five percent of inspectors even use ITI technology, yet what we find using ITI can help you save hundreds, or even thousands, of dollars by identifying moisture, insulation and electrical issues before they pose a bigger risk to your fiscal or physical well-being.

Because everything has a surface temperature, ITI technology allows us to see the variances in those surface temperatures. The variances are represented by different color tones with the color black representing the coldest temperatures and the color white representing the hottest temperatures. Any color in the red, orange and yellow hues represents warmth while color in the green, purple and blue hues represents cooler temperatures.

As human beings, we are limited to seeing light only in the visible spectrum called white light. This is the light that bounces off everyday objects whether that light is being emitted by our Sun or an artificial source such as a light bulb. Without assistance from technology, we are unable to see surface temperature variances, and it is the ability to see these variances that allows us to more-accurately identify potential, and immediate, problems in your home that would have otherwise been missed.

The unique aspect of seeing surface temperature variances is that such variances can be caused by issues that may lie below the surface of a floor, behind a wall, or above a ceiling - places that are "out of sight" and are thus out-of-mind. Also, surface temperature variances can be caused by airflow such as cold air seeping under a door or warm air leaking from central air ducts. The air itself changes the surface temperature of objects that come in contact with the air.

Surface temperatures can also be changed by living organisms such as mold, mildew and household pests. Because these organisms often thrive in places that cannot be seen by the naked eye (such as behind walls), the use of ITI technology allows us to pinpoint exactly where a problem area is in your home without the need for any immediate invasive damage to the structure of your home.

Finally, thermal imaging technology allows us to more-accurately identify damage to your home's electrical systems. By being able to pinpoint "hot spots" in fuse boxes and household wiring, we can provide you and your electrician with detailed imagery that will help the electrician to identify defects and make repairs more quickly to save you money.

In short, ITI technology is purposefully designed to provide you with a level of service that increases the speed by which many household problems can be identified, reduces the collateral damage required to fix those problems, increases the accuracy rate of correctly identifying problems, and helps you to catch small problems sooner so that don't become expensive or unmanageable problems that can affect your family's health or your financial well-being.

Structural Termite Inspections - Thermal Imaging
Choosing the right Inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods and yes, different pricing.

Subterranean termites live in the ground. They forage for wood buried beneath or in contact with the soil. They can also reach above ground using mud tubes that protect them from predators. They can not eat through concrete, however they can gain access to a structure through cracks in the concrete. A Fumigations Will not control them because the fumigant gas does not reach into the soil. Control can be obtained by placing a chemical barrier on the soil. Back Up

Drywood termites live in dry wood. One of the common symptoms of drywood termite attack is the accumulation of tiny, straw-colored fecal pellets. These pellets are ejected from the wood. Dry-wood termite Colonies are relatively small (fewer than 3,000 5,000 individuals). They can be Controled by hole house fumigation or a number of localized treatments. Back Up

This type of termite only infests wood with a high moisture content. Dampwood termites are commonly found in logs, stumps, dead trees and damp or decaying wood. Infestation in structures usually occurs where wood is in contact with the ground or in areas where there is a plumbing leak or moisture problem. Dampwood termites are larger in size then subterranean and drywood termites. Control can be obtained by treatment and eliminating the damp wood and moisture problem. Back Up

During the spring and fall mature termite colonies will reproduce. This is done by sending out hundreds of reproductive termites. When the time is right they will all leave the colony through an exit hole. If uninterrupted this could take place within a few hours and would not happen again until the next year. If you see hundreds of flying bugs in your home, it maybe a sign of an infestation. Termites arent capable of a long sustained flight you may see them fluttering around the ground or just walking about. They rely on the wind to carry them to their new home. After their maiden fight they shed their wings, so the presence of hundreds of wings is also a sign of an infestation. Back Up

What is Infrared Thermography? Infrared Thermography is the technique for producing an image of invisible (to our eyes) infrared light emitted by objects due to their thermal condition. An image produced by an infrared camera is called a thermogram or sometimes a thermograph.

What is the electromagnetic spectrum?
We know that infrared radiation is a form of electromagnetic radiation, which is longer in wavelength than visible light. Other types of electromagnetic radiation include x-rays, ultraviolet rays, radio waves, etc. Electromagnetic radiation is categorized by wavelength or frequency. Broadcast radio stations are identified by their frequency, usually in kilohertz (kHz) or megahertz (MHz). Infrared detectors or systems are categorized by their wavelength. The unit of measurement used is the micrometer, or micron, (mm, where m is the Greek etter mu) which is one millionth of a meter. A system that can detect radiation in the 8 to 12 mm band we usually call "longwave." One that detects radiation between 3 to 5 mm is termed "shortwave." (A 3 to 5 mm system can also be classified as "midband," because there are systems, which can detect radiation shorter than 3 mm.) The visible part of the electromagnetic spectrum falls between 0.4 and 0.75 mm. We can see colors because we can discriminate between different wavelengths. If you have a laser pointer you may have noticed that the radiation is specified in nanometers; usually about 650nm. If you examine a chart of the electromagnetic spectrum at 650nm (.65 mm) you will see that it is the radiation of red light.
Where does infrared energy come from?
All objects emit infrared radiation as a function of their temperature. This means all objects emit infrared radiation. Infrared energy is generated by the vibration and rotation of atoms and molecules. The higher the temperature of an object, the more the motion and hence the more infrared energy is emitted. This is the energy detected by infrared cameras. The cameras do not see temperatures, they detect thermal radiation. At absolute zero (-273.16C, -459.67F), material is at its lowest energy state so infrared radiation is at its lowest level.

Inspection procedures and reporting requirements under California law. All structural pest control companies in California are licensed by the state with the structural pest control board. The state has set the requirements for all inspection. In the real estate community, the termite inspection is often referred to as a "pest inspection" which is actually a misnomer because a buyer or seller may get the impression that a "pest inspection" would cover all pests (roaches, ants, spiders etc.) when in actuality it does not (it only covers wood destroying pests and/or organisms).
Inspections can take as long as 1 to 3 hours for an average (2000 sq.ft A complete termite inspection would include inspecting all accessible areas of the exterior portions of the structure (foundations, windows, doors trim, fascias, eaves, soffits, rafter tails, patios/carport supporting and any other accessible portion of the exterior) for evidence of wood-destroying organisms knows as (Section I items) in California as well as conditions that are conducive to an infestation known as (Section II items) in California. Some homes may not have visible evidence of termites, borers or wood rots but have several conditions that are conducive to an infestation or decay and these conditions should be corrected. A complete inspection would also include viewing all interior areas, walls, windows, closets, stairwell, closets, cabinets, bedrooms, bathrooms and kitchens and all walls of the garage and accessible portions of the attic and sub-structure.
Certain areas are recognized by the industry as inaccessible and/or for reasons not inspected. These included but are not limited to; inaccessible and/or insulated attics or portions thereof, attics with less then 18'' clearance, the interior of hollow walls; spaces between a floor or porch deck and the ceiling below; areas where there is no access without defacing or tearing out lumber, masonry or finished work; areas behind stoves, refrigerator or beneath flooring covering, furnishings; areas where encumbrances and storage conditions or locks make inspection impractical, portions of the sub-area concealed or made inaccessible by ducting, plumbing or insulation, area beneath wood floors over concrete, and areas concealed by heavy vegetation. Areas or timbers around eaves were visually inspected from ground level only. Although we make visual examinations we do not deface or probe windows and/or door frames or decorative trim work. Unless otherwise specified in this report, we do not inspect fences, sheds, dog houses, detached patios, detached wood framed decks, detached wood retaining walls or walkways. We assume no responsibility for any work completed by others or by owners/buyers/sellers. For damage to structure or contents during our inspection, or for infestations or infection, adverse conditions or damage undetected due to inaccessible or non-disclosure by owners/buyers/agents/tenants or other interested parties.
Concrete slab floor construction covered by floor coverings may conceal cracks in the slab that may allow infestation or infection to enter the structure. Ref. Structural Pest Control Act, article 6, Section 8516(b) paragraph 1990 (i). amended effective March 1, 1974. Inspection is limited to disclosure of wood destroying pest or organisms as set forth in the Structural Pest Control Act, article 6, Section 8516(b), paragraph 1990-1991. www.pestboard.ca.gov
