N. K. Andersen & Associates has been serving Santa Barbara County for over 28 years. Our office is located within the Santa Barbara city business district on upper State Street.N. Keith Andersen, SRPA, SRAis the principal appraiser and has been appraising property in the Santa Barbara area since 1976. He is a state Certified General Real Estate Appraiser, a member of the Appraisal Institute andthe Better Business Bureau as well as a licensed Real Estate Broker since 1979. We appraise all types of property including single family residential, estate residential, oceanfront residential, ranches, vacant land, multi-residential, apartments, commercial, office buildingsandlight industrial. We also appraise real estate for estate and trust planning, gifting, estate tax filing, litigation support, dispute resolution, expert testimony, potential marketing, consulting, financing, insurance, partial interests and historical dates of value.

Our office has data resources including membership and Internet access to the Santa Barbara MLS, Real Quest, subscriptions to weekly print-outs of all county grant deeds, +/- 40 years of the Santa Barbara MLS database, Internet access to other MLS systems, title companies, County Assessor's office, other appraisers, real estate agents and brokers. Replacement cost guidelines are from MarshallValuation inaddition to actual cost breakdowns of various new construction projects in the area that we have accumulated over the years as well as ongoing discussions with local general contractors and architects.
Our coverage area includes most of Santa Barbara County, however the majority of assignments are within the South Coast portion of the county. We are especially familiar with the areas within the City of Santa Barbara, Goleta, Carpinteria and smaller unincorporated areas known as Montecito, Hope Ranch, Padaro Lane, Summerland and the Gaviota Coastline.
