You won't find any fancy graphics, animations, music, or that block of text that says something like "We are the leading provider of appraisals in the blah blah area..." because we both have more important things to do, and I like to keep things simple.
My name is David DelGreco. I am a California Certified Residential Appraiser and FHA approved. I appraise houses, townhouses, condos, and 2-4 unit rental properties. Values over $1 million are not a problem. I don't charge extra for FHA, REO's, or short sales (which are sadly pretty common these days).
In addition to appraisals for bank loans, I also specialize in private (non-lender) appraisals, such as for estate taxes, divorce, bankruptcy, removal of PMI (Private Mortgage Insurance), estimates prior to putting a home on the market, or whatever reason you might have for hiring a professional to appraise the value of your home. All fees may be higher in certain specialty markets, such as San Francisco or Palo Alto.
Turnaround time is 2 to 3 business days from the inspection date. I can frequently accommodate rush jobs if you let me know. I work alone, so turnaround time depends on my schedule. If you need a job rushed, it's best to tell me before the due date. :-)
Additional fees may apply for "complex" appraisal assignments, which are those that require additional time or expertise to complete. This might be when additional or extended research is required, going down to city hall to look up records, or repeat visits to the property (when it's not my fault, of course). Some houses are unusual, due to design, size, or location and there really aren't any comparable homes nearby, let alone ones that have sold recently, and this makes it more complicated to establish a value. In such cases, I may want to negotiate a higher fee to compensate me for the additional time and effort required.
Properties with values over one million dollars can fall into this category for the reasons cited above, as well as due to the increased exposure of appraising multi-million dollar properties. In the Bay Area, $1M+ properties are fairly common and the appraisal might not be any more complicated than for a lower-price tract home. But appraisals of custom homes, those in a small development of high-end homes, et cetera, may require a little more experience to appraise.
These issues are usually pretty obvious from early on in the process. I'm always up front about additional fees and will negotiate that fee with you before accepting the job. I will never add surprise fees later.
Payment is due at the time of the inspection. I take cash, checks, and all major credit cards. I bill to escrow with banks and other direct lenders only. If a situation arises where someone needs to mail a check in, thus delaying payment, I take a credit card number to secure payment. The card is only charged if there is a problem with the check.
