Affirmative Management Services provides property management services to homeowners
associations, particularly condominium and townhouse communities, in Santa Clara County. Our
centrally located office enables us to effectively manage homeowner associations (HOAs) from Palo
Alto to San Jose and from Saratoga to Milpitas. We have been in the HOA management business for
over a decade and we are members of the California Association of Community Managers (CACM)
and the Executive Council of Homeowners (ECHO).

We take a proactive approach to association management. Rather than waiting for problems to
happen, we use our expertise to advise HOA boards and make recommendations to head off
problems before they happen. When problems do occur, we are skilled at driving down costs by
attacking and solving them while they are still small. How do we do this? By working with a large
network of reliable and efficient contractors, painters, roofers, landscapers, plumbers, handymen,
pool service companies, etc. who are ready to assist you.

Our mission as your HOA property manager is to make the Board's job easier and more satisfying
by being action-oriented and reliable and to improve the quality of life of all residents by making
constant improvements to the complex and its operations. Experience has shown us that when we
succeed at these two goals, a third one -- higher property values -- usually follows.
