Short Sales and Foreclosures will be bringing down the comparisons/prices in your neighborhoods. Sellers, now is the time to be aggressive....our area hasn't been hit that hard yet. Signs are there......more short sales and foreclosures to hit the market. Be the next to sell in your neighborhood.
This site will give you the resources to search homes in the Newport Beach, Newport Coast, Corona del Mar, Balboa Peninsula, Balboa Island and Shady Canyon areas. If you are a buyer or a seller, you will be able to keep up to date on the latest activities in the Newport Beach real estate market. If you don't see a report for a particular neighborhood that you are interested in, contact me and I will send you an up to date report.
Corona del Mar is a village in Newport Beach. It is at the south end of Newport Beach, before Crystal Cove. Corona del Mar consists of streets that are named after flowers. The streets are in alphabetical order.....so it is easy to get around. Many of the homes consist of a front house and a back house.....usually owned by separate owners. The back house is over the garage and carport. There are also many bungalows that give Corona del Mar its charm. Bungalow, Bandera, and Quiet Woman are a few of the restaurants you will find in the village.
Crystal Cove is in-between Newport Beach and Laguna Beach. This is a newer area on Pacific Coast Highway that includes condos up to custom homes. Most homes have an incredible view of the ocean making it prime real estate in the Newport Beach area. There is also a small strip mall in front of this community. This mall is includes tenants such as Mastros Ocean Club, Javiers, Starbucks, Pacific Whey, Trader Joes and many clothing stores.
Pelican Crest and Pelican Hill are high end established communities. Most of these homes are custom with great ocean and golf course views. If you are not familiar with the area. Pelican Hill Resort/Golf course is in Newport Coast, north of Crystal Cove, south of Corona del Mar.
Balboa Island is surrounded by the Balboa Peninsula. There are a couple of other islands in this area....but Balboa Island is the one that most tourist like to visit. The Balboa Peninsula is very busy in the summer as it is a great destination as well.
Shady Canyon is a high end community in Irvine. Newport Coast is right behind it. This area is a guard gated area that includes a golf course. There are many homes in this tract that are custom with large yards. I should say, larger than most yards in Irvine and Newport Beach.
Newly added is a link to land for sale. Most of these areas are in Pelican Crest, Pelican Hill, Crystal Cove, and Shady Canyon. If you are looking in a different area....contact me and I can send you a list. Need a builder or an architect? See link to the right of this.

There can be some great real estate opportunities in a down market. Remember the early 1990's? Many of you probably wish you would have bought back then. We are in the same situation right now. If rates go down....you can always refinance.
